Each home has unique curb appeal challenges.
It is my understanding that this is a rental property and vacation
home. The real estate rules of presentation absolutely apply, as you are marketing your home to emotionally
appeal to internet shoppers who are seeking a wonderful vacation destination.
For this particular property, the home
has several unique architectural features that could be emphasized to maximize their impact.. Our goal in preparing this report
is to show exactly what steps can be taken to feature this house to appeal to a wide range of renters and far stand above
the competition. Using not just one or two curb appeal tips, but several in conjunction to coax
the entire façade to sing this home’s praises to renters in photos, and again when they drive up to the house
and view their vacation destination.
Our plan features those target-market hot-buttons, using an updated color scheme, and a
few adjustments here and there to make this house sing it’s own praises.

The main focal point should almost always be the door. Your home is an exception. The focal point of this house is clearly
the grand front porch, with its spectacular beams and rock columns. However, the rest of the house also needs to be dramatic
in a supporting role to the grand porch. Consider adding shutters to some of the windows for added architectural interest,
as well as a rock base for the side porch, which currently sports lattice.

This color scheme features a creamy white trim with a gray-green undertone, which will allow less grime to be noticed and
offer a clean yet low maintenance appearance. The gray-green body is wonderful for a rural setting, and also allows less maintenance.
Even when the house has dirt splashed up onto the siding from rain, the house will appear clean and tidy. Mildew will not
be visible between seasons. The buttery yellow-green porch ceiling offers personality and contrast for the trimmed beams,
and ties in with the dramatic surrounding foliage and your current landscape shrubs. Even in fall, the house will seem dressed
for the season. In winter, the porch will be sunny even if the sky is not.
Both porches are clearly very desirable entertaining
space, and we suggest painting the railings to match the trim and staining the deck a nice shade that compliments the stonework.
It makes the space seem more sophisticated, and staining and painting woodwork helps stave off the inevitable and eventual
deterioration of the natural materials. The painted railings look sharp and clean, and help balance the dramatic grand porch.
Pumping up the
existing tidy landscape by adding more frequent clusters of compact flowers, along with the infusion of a creeping white flower,
truly aids to funnel the eye across the entire expanse of the home. Adding rich, dark mulch helps your landscaping work harder
to impress viewers, and can deter weeds and insects.
Trimming the existing bushes much shorter allows the stonework to be seen from a long distance,
aiding the impression this is a special and comforting country manor.
Finally, the lawn needs some plumping. Prospective renters want to see a house that they
can imagine themselves and their families enjoying. A lawn reminds people of playing catch and older kids tussling over a
football. A lawn that has areas of yellowing grass shatters that fantasy. Consider fertilizing all of it, or re-seeding parts
of it. You cannot underestimate the power of a large expanse of cool green grass leading up to your doorway. It is irresistible.
Strategy Plan:
- Paint the body of
the house a Benjamin Moore Color called Pine Grove (511) in a low-luster finish.
- Paint
the trim & railings Tapestry Beige (OC-32) in Semi-gloss.
- Add shutters and paint River
Rock (2139—10). If you do not wish to add stone to the side porch, paint the lattice River Rock.
- Stain the porches Benjamin Moore Exterior Porch Stain, Semi-Transparent in the color Dragon’s Breath (1547)
- Cut down the shrubs to reveal the stonework.
- Add a painted rug to the front
porch for a no-maintenance anchor for your sitting area. Use Benjamin Moore Industrial oil paint, (Product M22) for a durable
floor paint that will last for years.
- Paint the front door Wining Vines (532, Semi-gloss)
for a sharp door color that supports the grand porch, yet does not distract.
